Where Cabo Real’s money is
Las Ventanas accounts for eight of the thirty-two recorded Cabo Real sales in the past three years — but $28.7 million of the $47.6 million in total volume. One quarter of the transactions, three fifths of the money.
The product is resort-serviced oceanfront residences, and the range inside a single development is unusually wide. A one-bedroom villa closed at $1,537,000 in September 2025; a three-bedroom penthouse closed at $8,000,000 in September 2024. Both are Las Ventanas.
What separates them is not simply size. The most expensive sale per square foot in the neighborhood was a 2,098 square-foot residence at $1,311 per foot; the cheapest was a 6,145 square-foot residence at $570. Larger units here sell for materially less per foot, which is the opposite of what most buyers assume.

Three things worth knowing about Las Ventanas
There is real negotiating room here, and it is not evenly spread. The median sale closed at 91.1% of asking, the softest of the four Cabo Real neighborhoods. The $9,950,000 penthouse closed at $8,000,000 — a 19.6% discount. But Residence 7102 closed at exactly its $3,500,000 asking price. Treat each listing on its own evidence rather than assuming a community-wide discount.
Do not price from square footage. Closed prices ranged from $570 to $1,311 per square foot of constructed area — a 2.3× spread within one development. The larger residences consistently sold for less per foot. Since constructed area includes terraces and covered circulation, ask for the breakdown of interior space before comparing two units on a price-per-foot basis.
Supply currently exceeds the pace of sales. Eight sales in three years is about 2.7 a year, and six residences are listed right now — roughly two years of inventory. That is a buyer’s position, and it is worth knowing before you feel rushed.
