Cabo Real straddles the Transpeninsular Highway on the Cabo Corridor: oceanfront resort residences on one side, golf-view homes and homesites inland on the other. They are two genuinely different markets sharing one name — and the prices below show it.
One name, two markets, a twenty-fold price spread
Cabo Real sits on the Cabo Corridor, the stretch of coastline between Cabo San Lucas and San José del Cabo. In MLS records it is split into two halves — Cabo Real Ocean Side and Cabo Real Inland — and treating them as one market is the fastest way to misread the place.
Over the past three years, 24 of the 32 recorded sales happened on the Ocean Side, accounting for roughly 87% of the dollar volume. Ocean Side sales ran from $310,000 for a one-bedroom condominium to $8,000,000 for a penthouse. Inland, over the same period, every single recorded sale — houses, condominiums and homesites alike — closed between $400,000 and $1,400,000.
Nine of the ten properties currently for sale are on the Ocean Side. If you are looking inland, there is one home listed. That is the whole market today.

Las Ventanas
The top of the Cabo Real market. Eight sales in three years at a median of $3,075,000, including the highest recorded price in the community — a penthouse at $8,000,000. Six residences are listed today.

The Los Cabos MLS files every Cabo Real listing under one of two community values. The gap between them is the single most important thing to understand before you set a budget.
Cabo Real Ocean Side
Twenty-four of the thirty-two recorded sales, and $41.6 million of the $47.6 million in volume. This is condominium territory — Las Ventanas and Casa del Mar — running from $310,000 at the smallest and cheapest end to $8,000,000 at the top.
The median Ocean Side sale is $845,000, but that number hides an enormous spread. Nine of the ten properties for sale in Cabo Real right now are here.
Cabo Real Inland
Eight sales, $5.97 million in volume, and a much narrower band: every inland transaction in three years closed between $400,000 and $1,400,000, at a median of $600,000. Houses in Bugambilias, condominiums in Gardenias, and three homesites.
Inland sellers also hold out closer to their asking price — a median of 95% of ask in Bugambilias against 91% at Las Ventanas. Less inventory, less negotiation.
Living at Cabo Real
Position
On the Cabo Corridor between Cabo San Lucas and San José del Cabo, so both towns and the international airport are a straightforward drive rather than an expedition.
Ocean Side
Resort-serviced oceanfront condominiums. Several listings sit inside named resort developments, which brings services and a service charge alongside standard HOA dues.
Inland
Detached houses, garden condominiums and homesites. The three lots that sold were marketed as golf and ocean view — elevation is doing the work there.
Ownership
Cabo Real is inside Mexico’s restricted zone, so foreign buyers hold through a fideicomiso bank trust. Routine, well established, and explained in full in the buying guide.
What Cabo Real Actually Sells For

Yes, you can own here — and it is simpler than you think
Cabo Real falls inside Mexico’s restricted zone, the strip within 50 km of the coast where foreigners cannot hold direct title. That sounds alarming and is not. Foreign buyers take ownership through a fideicomiso — a renewable bank trust in which a Mexican bank holds title as trustee while you hold every right of ownership: to occupy, renovate, rent, sell, or leave it to your heirs.
The trust runs 50 years and is renewable indefinitely. Setup typically runs a few thousand dollars with an annual maintenance fee. Alternatively, buyers purchasing for rental income sometimes hold through a Mexican corporation instead — which one is right depends on how you intend to use the property, and it is worth deciding before you make an offer rather than after.
Budget roughly 5–8% of the purchase price in closing costs as a buyer: acquisition tax, notary fees, trust setup, and registry. Sellers carry the brokerage commission.
