Where you buy land in Cabo Real
Bugambilias is the only part of Cabo Real with a recorded homesite market. Every land sale in the community over the past three years happened here — three lots, all listed as golf and ocean view, all closing between $400,000 and $460,000.
It is also where the community’s detached houses trade. Two closed in the window: a four-bedroom of 3,971 square feet at $1,400,000 in December 2025, and a much larger four-bedroom of 7,952 square feet at $1,300,000 in December 2023. The bigger house sold for less, which tells you condition and finish are doing more work here than floor area.
Inventory is minimal. One home is listed, at $1,700,000 — above both recorded house sales. There are no lots on the market at all.

Three things worth knowing about Bugambilias
The one listed home is asking above both recorded house sales. Bugambilias 45 is on at $1,700,000. The two houses that actually closed here went at $1,400,000 and $1,300,000. That does not make the asking price wrong — it is a different house, and the most recent comparable is nearly a year old — but it does mean the burden of proof sits with the listing, and you should ask what justifies the gap.
Land discounts harder than houses. The two house sales closed at 95% and 100% of asking. The lots went at 96%, 94% and 80%. Lot 47 took a 19.8% cut, the second-widest discount recorded anywhere in Cabo Real. Homesites carry holding costs and no rental income, and sellers eventually feel it.
Lot sizes are missing from the MLS record. None of the three homesite sales reported a lot area, so you cannot compare them on a per-square-metre basis from public data. Get the surveyed area and the construction restrictions in writing during due diligence — on a build site those two numbers determine what you are actually buying.
